Do I have to allow pets?
That's entirely your choice! We can help you craft a pet policy that attracts responsible tenants while protecting your property.
However, it's important to note that under Oregon and federal fair housing laws, service animals and emotional support animals (ESAs) are not considered pets. Therefore, "no pets" policies do not apply to them.

How do you find tenants?
We list your property on all major rental sites, social media & local networks. Our goal is to attract qualified, responsible renters quickly. -
What’s your tenant screening process?
We do extensive screening to ensure reliable renters. This includes:

Can I be involved in choosing the tenant?
You can be as involved as you’d like! We’ll screen applicants & present the best options. You make the final call. -
What happens if a tenant stops paying rent?
We have a strict rent collection process & handle everything professionally & legally. If eviction becomes necessary (which is rare with our screening process), we manage it fully so you don’t have to. -
How & when do I get paid?
Owner payments are deposited directly into your account by the 10th of each month. -
How do you collect rent from tenants?
Tenants pay online via bank transfer, debit/credit card, or check/money order. We make it easy for them so you get paid on time. -
Do you handle late payments & fees?
Yes. If rent is late, we enforce lease terms & apply late fees as allowed by Oregon law. -
Do you charge extra fees?
No hidden fees—just clear, upfront pricing. Our management fee covers marketing, rent collection, maintenance coordination & more. -
Who handles maintenance requests?
Tenants submit maintenance requests through our online portal, & we coordinate repairs with trusted, vetted vendors. -
Do I have to approve repairs?
You set the limit! We’ll handle standard maintenance & reach out for approval on anything over your pre-set amount. -
What if there’s an emergency repair?
We respond immediately to protect your property. Emergency calls (like flooding or electrical hazards) are handled 24/7. -
Can I use my own vendors?
Absolutely! If you have preferred vendors, we’re happy to work with them as long as they’re licensed & insured. -
How long are lease agreements?
Most leases are 12 months, but we offer flexibility depending on the market. -
What happens when a lease is ending?
We handle renewals, rent increases, & tenant discussions. If they move out, we start marketing right away to minimize vacancy. -
What if a tenant damages the property?
We document everything. Tenants are responsible for damage beyond normal wear & tear, & we deduct repair costs from their deposit if needed. -
How do you handle tenant disputes?
We take a proactive approach to tenant relations to prevent problems. If issues arise, we handle them professionally, keeping you informed. -
Do you follow Oregon’s rental laws?
Absolutely. Oregon has strict tenant-landlord laws, & we stay updated to protect you & keep your property compliant. -
Do you manage Section 8 rentals?
Yes! We’re experienced in working with housing assistance programs & ensuring compliance with state & federal guidelines. -
Do I need special insurance as a rental property owner?
We highly recommend landlord insurance to cover liability, damages & loss of rental income. We can connect you with trusted insurance providers. -
Do tenants need renter’s insurance?
Yes! Renter’s insurance protects your tenants & your property & is required in our leases.
