Applying for a Rental

What do I need to apply?
A completed application, photo ID, proof of income (at least 2.5x the rent), & a background & credit check. -
You have a property I want to rent. How do I apply?
Great! Just submit your application online through our tenant portal. If you have questions, we’re happy to walk you through the process. -
Do you hold properties while I apply?
Nope. Homes stay available until an application is approved & a lease is signed. -
How long does approval take?
Most applications are processed within 1-3 business days. We’ll keep you updated! -
Is there an application fee?
Yes, there’s a non-refundable screening fee that covers background & credit checks. -
How old do I have to be to apply?
You must be at least 18 years old to apply & sign a lease. -
Who needs a cosigner?
If you don’t meet the income or credit requirements on your own, a cosigner may be required. -
When is rent due?
Rent is due on the 1st of each month. Oregon law allows a 4-day grace period, but late fees start on the 6th. -
How can I pay rent?
The easiest way? Pay online through the tenant portal using a bank transfer (ACH), debit/credit card (fees may apply), or check/money order. -
What happens if my payment doesn’t go through?
NSF fees may apply, & repeated late payments could be a lease violation—so be sure to keep an eye on your payments! -
Do you accept partial rent payments?
Unfortunately, no. Rent must be paid in full unless prior arrangements are made in writing. -
How do I request maintenance?
Easy—just log into your tenant portal & submit a request. -
What’s considered an emergency?
Things like flooding, gas leaks, electrical hazards, or a major plumbing failure. -
What if I have an emergency after hours?
If it’s truly urgent but not life-threatening, call our emergency maintenance line at 541.604.RENT. -
Who is responsible for paying for repairs & maintenance requests?
We cover normal wear & tear, but tenants are responsible for things like clogged drains, lightbulbs, & damages caused by negligence or misuse. If a repair is tenant-caused, the cost may be billed to you. -
Will I be charged for repairs?
If the issue was caused by tenant neglect (like flushing something you shouldn’t have - whoops!), you might be responsible for the cost. -
Can I fix things myself?
Nope. All repairs need to go through our maintenance team. Unauthorized fixes may result in additional charges. -
How long is my lease?
Most leases are 12 months, but we’ll go over your options before you sign. -
What happens when my lease ends?
We’ll send you a renewal offer or notice of any changes. If you prefer month-to-month, that may be an option at a higher rate. -
Can I break my lease early?
Life happens! If you need to move early, you’ll need to provide written notice & cover any early termination fees. -
I want to move out, but my roommate wants to stay. What should I do?
The remaining roommate(s) will need to requalify under the lease terms. Contact us as soon as possible to discuss the process. -
My lease is ending, & I want to move out. What do I do?
You’ll need to provide written notice at least 30-60 days in advance, depending on your lease. We’ll send you move-out instructions, including a cleaning checklist. -
Will I get my security deposit back?
If everything is in good shape &rent is paid in full, you’ll receive your deposit back within 31 days after move-out (minus any deductions for damages or unpaid balances). -
Do I need a move-out inspection?
Yes! This helps avoid any surprises with your security deposit. -
How clean does the place need to be when I move out?
We’ll provide a cleaning checklist, but basically—it should look the way it did when you moved in! -
Do I need renter’s insurance?
Yes, all tenants must have renter’s insurance with a minimum liability coverage amount. -
I want to get a pet. What should I do?
Contact us first! Some properties have pet restrictions, & an additional deposit & monthly pet rent may apply. Getting a pet without approval could result in lease violations & fees. -
Can I sublet my unit or have a long-term guest?
Nope. If a guest is staying longer than 14 days, you’ll need written approval. -
What if I get locked out?
If it’s during business hours, contact us. After hours? You’ll need to call a locksmith. -
Can I install security cameras, satellite dishes, or make other changes?
Any modifications must be approved in writing before installation.
